Decks fail from the frame up

When a deck goes bad, it is almost never the boards you walk on that failed first. It is the frame underneath, and usually the ledger, the board that attaches the whole deck to your house. If that connection was not flashed, water sits on it, and the rot works its way into the house band joist.

That is also the connection that fails catastrophically. A deck that pulls away from a house does it at the ledger, and it does it when the deck is full of people.

• Footings dug below the frost line so the deck does not heave
• Properly flashed ledger connection, or a freestanding frame where that is the better call
• Joist tape over the frame so water runs off instead of soaking in
• Hardware rated for treated lumber, so the fasteners do not corrode out
• Boards fastened down, not clipped in a way that works loose

Rebuild or resurface?

If your frame is sound, putting a new surface on it is a fraction of the cost of a full rebuild. If it is not, new boards on a rotted frame is money set on fire.
